How We Help Out-of-Town Buyers and Sellers

A friend who lives in downtown Toronto called recently asking for Real Estate advice. She lived on a very popular street minutes from Trinity-Bellwoods park. She was experiencing some health concerns and we discussed her selling and moving to the country. Of course, as we chatted she asked if I could represent her in her move west. I rarely say no, however in this case what I offered was to connect her with the top agent in the neighborhood she lived in and one in the area she wanted to move to.

What happened was what I had hoped would happen. Her home sold for an excellent price and she found a property in St. Mary’s Ontario. (A little town just south of Stratford.)

Why I chose to refer this client to another agent is simple. One of my core values is to offer knowledgeable advice to all Sellers I work with along with a strong marketing plan and when offers come in, direction on what would be the best price and terms. I have always believed that Real Estate is a very local business and agents who are unfamiliar with an area cannot offer the same level of service and advice. In the area this Seller lived, prices can change from one street to the next by hundreds of thousands of dollars.

What I have done for the past 40 years working with Buyers and Sellers in Durham Region has been to build a network of agents all across Canada and the United States so when a call comes in for help, I know who the best agent to reach out to. This puts thousands of dollars in the pockets of the Sellers and Buyers who reach out to me.

This year we have helped connect clients locally with agents in New Brunswick, Nova Scotia, Mississauga and even a $15,000 building lot in Florida. (That is not a joke, it took almost a year to sell.)

As a trainer for a USA based Real Estate company I have met some of the top realtors south of the border and that has helped my clients when they are looking to sell a vacation home in Florida or buy a winter property in Arizona.

On a regular basis I have showings on the homes I have listed for sale locally by agents who drive hours to show the property. Recently I had an agent who worked out of Brampton send their clients to one of our open houses and ultimately brought an offer. The agent had never stepped foot in the property. As there is only so much you can see on Google maps, the property which was 2 doors away from a major street and faced the side of a grocery store ended up selling in a bidding contest for $146,000 over asking price. This was a good example as to why referring a client to a local realtor makes sense. The home was on electric heat which is considered a negative by many Buyers locally and will impact value. It makes sense to use a local agent.

With over 70,000 realtors on the Toronto Real Estate Board who sell an average of 1 home per year it is critically important to reach out to an experienced realtor for the name of an agent in a out of town area.  It is challenging to find the agent who is the local expert in a particular area. In fact, I had a client reach out to me looking for information on selling a home in Florida and when I called one of the top agents in Naples he shared that it was out of his area so he put me in touch with an agent he trusted who is the top local realtor in the area the condo was located. Doing a quick Google search may result in finding an agent who knows more about working with Google than selling homes.
