Buy Sell Love for the win! We recently had a client who wanted to escape Durham region and move to an area where homes were much more affordable, lots were oversized, (in town) and the utility costs were dramatically less expensive. We are talking the east coast of Canada.

We started helping them get their home ready when the explained that they were having difficulty figuring out what areas were good for children, pets and close to things like their church, groceries and of course a wine store.

We offered to connect them with an experienced, local agent in the area they were looking at moving to. The agent not only worked with them finding the perfect home, but one located in an area that had most of what was on their “wish” list.

Having sold Real Estate for over 30 years I have built up and list of agents that cover most of Canada and much of the United States of America. I am blessed to live with an amazing woman, Wendy Starr who was born in Arizona and together we know agents all throughout the USA that are the top in their areas.

I find that when a client is considering a move out of town, be it to Northumberland or Newfoundland they begin their search, like we all do, by googling the area and looking at MLS. This shows a sliver of what a person needs to know about moving to a town. A good local agent will help determine the selling prices of different areas, know what areas are worth avoiding and what neighbourhoods are up and coming.

I was in Dallas last week attending a workshop with some of the top agents in Canada and the USA when an agent/ friend shared a story. He had moved to Austin in 2020 and used a local agent to secure a property. They found a home that was perfect for their family of 6, that had access to a private school they were interested in having their children attend. The real story he recanted was about the home he sold in Baltimore. He mentioned he bought the home in Maryland in 2005 for $650,000 from a new home builder, prior to starting his career in Real Estate. They were pretty green, not asking an agent to represent them with the purchase. They sold the home in 2020 to fund the move to Austin, and when the sold sign was placed on the home in Baltimore, it ended up selling for $625,000 – $50,000 less than they paid for it 15 years prior. This, after investing $150,000 in upgrades.

The moral here is that had my friend been represented, (his words) he would never have bought a home in that area. It was not an area that would see growth in value due to it’s poor location.

Using a local, experienced agent is critical in helping you make a sound investment, whether you are planning a move to Newfoundland or on the other side of town.
