There’s a saying in real estate: “When a buyer tours a home, nothing with two legs or four should be present.” Translation? Ideally, neither sellers nor pets should be home when potential buyers stop by.
Why? Because it’s a bit tough for buyers to imagine themselves living in a space when the current residents—human or otherwise—are giving them the side-eye. Buyers need space (literally and emotionally) to react honestly, ask questions, and picture their own lives in your home. And as lovable as your dog may be, most people don’t enjoy being followed from room to room like they’re holding a steak.
While we’re on the topic, here are a few other subtle ways a showing can go sideways:
- Smoking Indoors: It tends to linger, not in a cozy, “baked cookies” way. We’ve seen buyers budget tens of thousands to erase the scent. It’s not the vibe we’re going for.
- Loud Music: Soft music sets the mood. Smooth jazz or light classical? Perfect. Full-volume rock concert? Maybe save that for the moving day playlist.
- Hidden Lockboxes: While creativity is great, hiding the lockbox like the final clue in an escape room eats into the viewing time. Let’s keep the access stress-free and straightforward.
- Lights Off: Nothing quite says “Welcome!” like wandering into a pitch-black basement. Turning on the lights beforehand makes your home feel brighter, safer, and more inviting.
- Dirty Dishes: A sink full of last night’s dinner isn’t a dealbreaker, but it doesn’t exactly scream “move-in ready” either.
- Laundry on Display: We’ve all been there, but a showing might not be the ideal time for your undergarments to take center stage. A tidy space helps buyers focus on the home, not the hamper.
- Overflowing Trash Cans: Best emptied, enough said.
- Nose Prints on the Glass Doors: Your dog’s enthusiasm is charming. Their artwork on the patio door, less so. A quick wipe goes a long way.
- Kitty Litter on Display: Even the most devoted cat lovers appreciate a little mystery here. Tucked away and out of sight is best.
The goal is a “show-ready” home that feels clean, calm, and well cared for—think model home, but with a touch of real life. Buyers understand that people live in homes; we aim to showcase your space in its best light.
